Hardwood floors vs. Laminate vs. Luxury Vinyl Plank (LVP)
Which product should I use, and what are buyers wanting?
Taste in flooring can vary from one person to another, even in types/materials used. The main thing to do is make sure that you use a relatively neutral style and color palate that would appeal to a broader range of buyers, if you want to ensure that your selection will not negatively impact the future sale of your property. Most buyers like the low maintenance of luxury vinyl plank (LVP) and laminate flooring, especially if they have pets. Price should be part of someone’s decision as well as the price point of the home. If the property is a million dollar home, buyers will expect site finished hardwoods, but if it is, say a half million dollar home, engineered hardwoods might be no problem. Anything in a lower price point up to the mid-higher $300,000’s could likely use LVP or laminate product and have satisfied buyers. At the end of the day, a million dollar look and a lower priced product will still appeal to more buyers than an expensive product, or something too taste-specific, i.e., zebra wood or knotted pine. If a home is on slab, there are some products that flooring companies might recommend, and the reasoning for that might be a way to market the flooring “feature” of the home.
